The development is created by City Dynamic, a joint venture between City Realty and Swire Properties, and occupies one of the last remaining freehold sites on Wireless Road.
The masterplan was conceived by Foster + Partners through its local entity, F&P (Thailand) Ltd. Drawing on the elegance, proportions and spatial calm of traditional Thai villas, the practice has reinterpreted the typology through a contemporary architectural language. Generous proportions, abundant daylight and far-reaching views form the foundations of these “Thai villas in the sky”.
P Landscape’s “Symphony of Nature” concept brings the greenery of the surrounding parks into the development. Landscaped gardens, planting and sky terraces establish a continuous natural thread from the arrival experience at ground level to the shared spaces above, creating a close connection to nature at the heart of the city.

Although the two towers share a single architectural and landscape vision, their interiors and resident experiences are tailored to two different ways of living. Luxury is defined not by decorative excess, but by a careful understanding of light, tactile materials, spatial proportions and the relationship between privacy and connection.
A House for Wellness and Serenity
Upper House Residences Bangkok comprises 156 two-, three- and four-bedroom residences and penthouses across 52 storeys. Generous dimensions, 3.2-metre ceilings and abundant natural light give the interiors the openness of a private villa elevated above the city. BAR Studio brings its hospitality expertise to the interiors without making the residences feel like hotel suites. Instead, understated luxury is balanced with warmth, materiality and everyday comfort, allowing private retreat and shared living to flow naturally into one another.
Modern minimalism provides a calm foundation, complemented by warm, tactile finishes. Daylight moves through the expansive layouts, creating subtle shifts of light and shadow across different surfaces. Furniture and finishes remain restrained, allowing the tones of the interior, the greenery beyond and the objects introduced by residents over time to sit in quiet dialogue. Here, understated luxury is less a fixed aesthetic than a framework within which a home can gradually acquire its own character.
Private lift lobbies reinforce the sense of discretion on arrival, while living, dining and relaxation spaces balance openness with definition. Residents can gather with family and friends, then retreat to quieter corners for reading, reflection or time alone.
This emphasis on wellbeing extends to the amenities on the Ground Floor and Levels 43, 44 and 45. Developed with GOCO Hospitality, the facilities include swimming pools, fitness and wellness spaces, spa experiences and contemplative lounges.
