Swire Hotels’ Upper House brand will open its first Shenzhen property in the second half of 2027, adding a new luxury hotel to the city’s fast-developing Shenzhen Bay district.
Located in Nanshan District, close to cultural destinations including Shenzhen Bay Culture Plaza, Upper House Shenzhen will form part of M80, a mixed-use development overlooking Shenzhen Bay. Designed by German architecture firm Büro Ole Scheeren, the wider project will bring together luxury hotel accommodation, serviced residences, retail spaces, offices and an arts centre, adding a new hospitality address to the district’s evolving commercial and cultural landscape.

Hong Kong interior designer André Fu will oversee the interiors. Known for his refined, detail-oriented approach to hospitality spaces, Fu will take inspiration from the shifting contours of the bay and organic forms found along its waterfront. The scheme will focus on natural materials, considered lighting and a fluid sense of movement through the spaces, rather than a highly decorative visual language.

The hotel is expected to follow Upper House’s established residential approach to luxury hospitality, combining design-led interiors with personalised service and references to its location. With its position in the Greater Bay Area and views across Shenzhen Bay, it will offer a base for business and leisure travellers, as well as local guests seeking a hotel experience connected to the city’s evolving cultural landscape.

Upper House Shenzhen joins Swire Hotels’ growing Upper House portfolio, with further properties planned for Xi’an, Tokyo and Bangkok. The group is also extending the brand beyond hotels with Upper House Residences Bangkok, its first branded residential project, scheduled to launch in 2030. The development will bring together private residences, hotel-style services and shared amenities, marking the brand’s entry into the residential sector and the wider Southeast Asian market.
